Your Questions, Answered

For most property purchases, yes — absolutely. A pre-purchase inspection is one of the most valuable investments you can make before committing to a contract. Properties can carry hidden defects — structural movement, termite damage, drainage failures — that aren't visible during a standard open inspection and can cost tens of thousands of dollars to remediate.
-
Standard building inspectors are trained to observe and document visible defects. As a structural engineer, we analyse the root causes of defects, assess structural risks, evaluate load-bearing systems, and provide cost-to-rectify guidance. It's the difference between knowing what's wrong and understanding what it means for your purchase.
-
Yes. All our inspections fully comply with Australian Standard AS4349.1 (Pre-purchase inspections — Residential buildings) and AS4349.3 (Timber pest inspections). This means your report meets the standard required by conveyancers, solicitors, and lending institutions.
-
Our inspections are non-invasive and non-destructive — we don't remove cladding, drill into walls, or cause any damage to the property. We assess all accessible areas visually, using tools such as moisture meters and thermal imaging where relevant.
-
We deliver all inspection reports in a pdf format within 24 hours of the on-site inspection.
-
Yes — and we actively encourage it. Being present allows you to see defects first-hand and ask questions directly to the engineer on-site. If you can't attend, our detailed photographic reports and post-report phone debrief ensure you're fully informed regardless.

We primarily service the Latrobe City Council area and surrounding regional Victoria, including Traralgon, Moe, Churchill, Morwell, Newborough, Yallourn North, Trafalgar, Warragul and Drouin. Travel fees may apply for properties outside our primary service region.
-
Absolutely — this is one of the most common uses of our reports. Our cost-to-rectify estimates provided in Premium Structural Risk Inspection is a factual, engineer-backed basis for renegotiating the purchase price based on identified defects.
-
Structural risk assessments are only possible where structural elements are visible and accessible at the time of inspection. Our inspections are strictly observational and non-invasive. If structural elements are concealed, we will note this limitation clearly in the report and may recommend further investigation by a specialist. All findings are based solely on what is visible and accessible during the inspection.

All repair cost estimates are indicative only. Costs are sourced from third-party pricing references and are provided as a general guide. Actual costs can vary significantly depending on trade, supplier, location, and site conditions. Ground Scope Inspections encourages you to obtain quotes from local trades and suppliers. Ground Scope Inspections accepts no liability for any discrepancies between indicative costs and actual costs incurred.
